NOTICE OF PUBLIC HEARING

CITY OF DANIA BEACH, FLORIDA

A Public Hearing will be conducted by the City of Dania Beach Planning & Zoning Board on the following date to consider the following application:

The Planning & Zoning Board will be conducting a “Hybrid” meeting in the Commission Chamber with limited public access and utilizing communications media technology (“CMT”) for additional access, in accordance with Ordinance No. 2021-012, adopted February 9, 2021, and Resolution No. 2021-070, adopted May 11, 2021, related to conducting public meetings while under the public health emergency related to the spread of Novel Coronavirus Disease 2019 (COVID-19).

SUBJECT:     VA-041-22: The applicant, property owner Luciana Bozzi, is requesting a variance to subdivide an existing single-family residential lot in the Residential Single-Family (RS-6000) zoning district into lots measuring fifty-four (54’) feet wide, where sixty (60’) feet lot width is required in the RS-6000 district, for the property located at 4576 SW 26 Terrace. 

The following is the proposed Resolution of the matter:

A RESOLUTION OF THE PLANNING AND ZONING BOARD OF THE CITY OF DANIA BEACH, FLORIDA, APPROVING A VARIANCE (VA-041-22) TO SECTION 205-10(A) OF THE LAND DEVELOPMENT CODE (LDC) TO PERMIT A LOT WIDTH FOR FOUR LOTS OF FIFTY-FOUR FEET (54’), WHERE SIXTY (60’) FEET IS REQUIRED IN THE RS-6000 ZONING DISTRICT; SUBMITTED BY THE APPLICANT, PROPERTY OWNER LUCIANA BOZZI, FOR PROPERTY LOCATED AT 4576 SW 26 TERRACE, IN THE CITY OF DANIA BEACH, FLORIDA, AS LEGALLY DESCRIBED IN EXHIBIT “A”, A COPY OF WHICH IS ATTACHED TO THIS RESOLUTION; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE.

Please be advised that if a person decides to appeal any decision made by Local Planning Agency, the Planning and Zoning Board or the City Commission with respect to any matter considered at this hearing, such person will need a verbatim record of the proceedings and for this purpose such person may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to based. The City does not provide or prepare such record pursuant to F.S. 286.0105.
